Purchase

In representing you in the purchase of your home, I will perform the following services:

  • Prepare a purchase and sales agreement (the contract), if you are working without a realtor
  • Review an existing contract and advise you of the important terms and local customs affecting the transfer
  • Explain contract contingencies and emphasize their importance
  • Review the mortgage commitment with you
  • Arrange for a title search of the property and explain and obtain various title insurance policies as may be required or requested
  • Prepare and review mortgage documents and work with the lender to satisfy all closing requirements
  • Prepare the closing statement and adjustments with the seller’s attorney and your lender
  • Prepare a full accounting of all funds used in this transaction
  • Represent you at closing
  • Record all appropriate documents after closing
Refinance

In representing you in the refinance of your mortgage, I will perform the following services:

  • Review the mortgage commitment with you
  • Coordinate the closing with you and your mortgage lender
  • Obtain a payoff figure and release(s) of your current mortgage(s) on the property
  • Arrange for a title search of the property and explain and obtain various title insurance policies as may be required or requested
  • Prepare and review mortgage documents and work with the lender to satisfy all closing requirements
  • Prepare the closing statement
  • Prepare a full accounting of all funds used in this transaction
  • Represent you at closing
  • Forward appropriate mortgage payoff checks immediately after closing
  • Record all appropriate documents after closing
Sale

In representing you in the sale of your home, I will perform the following services:

  • Prepare a purchase and sales agreement (the contract), if you are working without a realtor
  • Review an existing contract and advise you of the important terms and local customs affecting the transfer
  • Contact the buyer’s attorney, advise him/her of any known encumbrances on the property and set a tentative closing date and time
  • Assist in removing any necessary liens from the title to the property
  • Obtain a payoff figure and release(s) of your current mortgage(s) on the property
  • Prepare the closing statement and adjustments with the buyer’s attorney
  • Prepare the deed on your behalf, as well as any other instruments affecting conveyance or title
  • Represent you at closing
  • Forward appropriate mortgage payoff checks immediately after closing
  • Record all appropriate documents after closing
  • Issue a client fund check in the amount of the net proceeds of sale payable to you
